How we work

Initial Consultation

The first step in the process is for one of our Project Manager and our Building Consultant to visit your property and discuss your plans and various options.

This means talking about the feasibility of the options, initial survey for potential development and building works. Also gives you an opportunity to convey what is important to you, in terms of space and interior design.

This initial consultation also offers you the chance to ask questions and also understand how the renovation process works.

Design & Planning Process

The information gained during the initial consultation will enable us to instruct our design & planning team, who will prepare the design drawings.

We will then discuss planning permissions and confirm the drawings with you.

Once the designs are confirmed, we will then talk you through every detail of the project and also most importantly the returns on investments and potential value addition.

We will also help you, if needed, with the finer details like choosing the Kitchens, Bathrooms, Furniture, Utilties and Essential services.

By this stage you will be more informed about the changes that will be made to your property.

Going Forward

Once we have your confirmed interest,  we will need to go through few steps before any contracts are signed, to make sure all the legal and necessary documentation is in order. This can include collating any necessary planning permissions, our principal contractor will be drafting and preparing Health & Safety documentation to conform to CDM regulations. This is imperative to everyone who is involved and we will ensure you are fully aware of your responsibilities, before we begin work.

Commencing Works

We will appoint a Project Manager/Site Manager for the duration of the works and you will be introduced to them before the work begins. The work will all be overseen by the Project Manager who will be your first point of contact at any time during the process. You will also be able to contact him/her in case you wish to make a site visit.

From this moment on, we take full responsibility for the management and delivery of the finished project and hope to make this process as smooth as possible for you.

Handover & Aftercare

The handover moment is always an exciting moment for all of us involved. Once the project is completed, we will carry out the snagging list and ensure every pending work, if any, is signed off before handing your fully renovated property over to you.

We, at CAA Properties, will also discuss future options with you regarding Lettings on guaranteed rent, Sale of the property or Mortgage valuations. We will also provide additional services such as Utilities switch for Gas & Electricity, Broadband TV & Phone. We also offer Europe’s leading monitored Security alarms system to secure your property.

You will also be given our CAA Properties Aftercare Works Warranty as soon as the works are completed.  This provides you with a complete peace of mind for 1 year whereby we will, at our cost, attend and rectify any works related issues.
